The Challenge
The Manitou Springs Pool and Fitness Center required a roof upgrade over the existing facility. The roof had not been replaced in many years and showed extensive moisture-related deterioration affecting both wood and steel structural components. In addition, an upgraded, code-compliant mechanical system was installed and required integration within the limited attic space along the roofline, adding further complexity to the project.
The Solution
The project team implemented a full roof replacement and structural restoration strategy to address the existing moisture damage. Deteriorated wood and steel components were carefully assessed and repaired or replaced as needed to restore structural integrity. The new roofing system was installed to meet current code requirements and improve long-term durability. Coordination with mechanical trades ensured the upgraded HVAC system was properly integrated within the constrained attic space, allowing for efficient installation while maintaining clearances, accessibility, and overall system performance.
